Questions to Ask Before You Sign Anything on a House

A checklist of plain questions first-time buyers should ask before signing a purchase agreement, explained without jargon.

Buying a house for the first time usually means signing documents full of language you have never seen before. You do not need a law degree to understand them, but you do need to ask the right questions before you put your name on anything.

Start with the basics. What exactly am I agreeing to pay, and when is each payment due. What happens to my earnest money if the deal falls apart, and under what circumstances do I get it back versus lose it. These two questions alone clear up most of the confusion in a typical contract.

Ask what deadlines exist and what happens if one is missed. Every contract has a string of dates attached to it, for inspections, financing, and closing. Missing one can change your rights significantly, so it is worth knowing exactly what each date means before it arrives.

Ask what is included in the sale and what is not. Assumptions about fixtures, appliances, and other items left behind cause more disputes than almost anything else. If it is not written down, do not assume it stays with the house.

Ask what your options are if something unexpected turns up, whether that is an inspection finding a serious issue or a title search revealing a claim on the property. Understanding your exit options before you need them is far better than discovering them under pressure.

Finally, ask for anything unclear to be explained in plain words before you sign, not after. A contract you do not fully understand is not a contract you should sign just because everyone else in the room seems ready to move forward. Every paragraph that matters deserves to be understood before it becomes binding.
